TODAY the City Council for the City of Auburn will vote on a new suite of Rental Housing Policies:
- Distribution of information
- Written rental criteria
- City of Auburn informational website to provide information about the property, landlord and code enforcement
- Website address for Washington Secretary of State for information on how to vote and change of address
- Distribution of information packet (provided with rental agreement)
- Provided by City of Auburn
- Summary of local, state and fair housing landlord-tenant laws
- Legal resources available to tenant
- Notice of resources to be served with notices under RCW 59.12.030
- 120 day notice of rent increase more than five percent (5%)
- Tenant may terminate tenancy at any time after receiving notice and owe pro rata rent
- Late fee capped at $10.00 per month
- Security deposit capped at one months' rent
- Proposed sale of low-income housing
- Just Cause Eviction (Termination of Tenancy)
- Non-payment of rent
- Late rent four or more times in a 12-month period
- Fails to comply with 10-day notice three or more times in a 12-month period
- Owner or immediate family member want to occupy unit - 90 days notice
- Owner wants to sell unit - 90 days notice
- Penalties of $1,000-$2,000
